Massey Tower - Heart of the City




Mod Development's Massey Tower Condos is a really exciting project, that is long overdue.  This fusion project is restoring the beauty of classic Toronto, and combining it with the finesse of modern day Toronto.  This eclectic architectural style combines a heritage and post-modern look often found in New York.  The location is amazing, and there will be path access to maximize this.  The layouts will be great because of the shape of the building, and the price point will reflect the building, location, and calibre.

MOD Developments 60-storey Massey Tower to include restoration of 1905 Toronto Bank

MOD Developments Inc. expects to break ground in 2013 on an ambitious project in downtown Toronto that will include restoration of a portion of a historic bank building and construction of a 60-storey mixed-use development.
The project will be constructed on a 20,000-square-foot site on Yonge Street that houses the historically designated Canadian Bank of Commerce Building, designed by Darling & Pearson Architects in 1905. The building has been vacant since 1987.
MOD plans to completely restore the four-storey portion of the bank and erect a mixed-used development to be named Massey Tower. The project will be constructed by Tucker Hi-Rise Construction Ltd. Cost estimates have not been released.
“Our tower is very tricky,” said Gary Switzer, president and CEO of MOD. “It’s almost like being surgically inserted into the block. It’s probably the most challenging project I’ve worked on.”
Designed by Hariri Pontarini Architects, the soaring Massey Tower will feature retail, residential and non-residential uses.
The project team includes heritage consultants E.R.A. Architects, interior designers Cecconi Simone Interiors and landscape architects Janet Rosenberg and Associates.
A spokesperson for the developers said “considerable” work has been done to date on the design. A rezoning application has been submitted to the city.
“When you’re working on an intricate site such as this one, flanked by some of Toronto’s finest heritage buildings, you need the best team of consultants to create a development worthy of its surroundings,” Switzer said.
MOD is donating a portion of the recently purchased theatre block site fronting on Victoria Street to Massey Hall.
“The proposed gift of this key portion of land at the south of Massey Hall is an incredibly exciting development for the Hall and for the city of Toronto,” said Charles Cutts, President and CEO of the Corporation of Massey Hall and Roy Thomson Hall.
“It presents us with multiple options to revitalize Massey Hall and we’ll be studying them closely in the coming months.”
James Robinson, executive director of the Downtown Yonge Business Improvement Association, said his organization is “very excited” about the restoration of the heritage landmark at 197 Yonge Street by MOD.
“This section of Yonge Street is such an important destination for theatre, music and retail – to see this historic property revitalized will continue to add to the vibrancy of Yonge Street.”
The plans for 197-201 Yonge continue MOD’s tradition of restoring heritage buildings and incorporating them into new developments. MOD’s most recent project, FIVE Condos at 5 St. Joseph, developed in conjunction with Graywood Developments Ltd., is now under construction.
The project will see the restoration of almost half a block of the 19th century Yonge Street stores and the retention of the façade of the massive, four-storey gothic-revival Rawlinson warehouse on St. Joseph Street. FIVE garnered four top awards at the 2011 BILD Awards, including Project of the Year and Highrise Design of the Year.
“We believe strongly in the value that restored heritage buildings bring to a neighborhood,” Switzer said.
“Our development on the theatre block will raise the bar even higher in terms of city-building, architectural design and historic preservation.”
MOD Developments Inc. was founded in 2009 by Switzer, who was the former head of high-rise developments for Great Gulf Homes.
